Rawai wraps the south-east corner of Phuket. The pier, the seafood stalls, and Nai Harn over the headland define it more than a swimming beach. At low tide the near shore is boats and mudflats. People swim at Yanui, Nai Harn, or a villa pool. This guide is for longer-stay couples, retirees, and renters who would rather save on rent than sit on a west-coast sunset beach.

Rawai in brief

Rawai wraps the south-east corner of Phuket. The pier, the seafood stalls, and Nai Harn over the headland define it more than a swimming beach. At low tide the near shore is boats and mudflats. People swim at Yanui, Nai Harn, or a villa pool.

That geography is why rents sit below Bang Tao. You are buying a neighborhood, not a postcard shoreline.

The swimming beaches are Nai Harn and Ya Nui, a short drive over the hill.
Chalong pier and boat services are next door.
Villa and townhouse stock is large, including older houses at friendlier rents.
The main road through Rawai gets busy. Side sois are calmer.
A scooter covers most daily trips. A car helps for schools on the west coast.

Pros and cons

What works

Lower long-stay rents than Surin, Bang Tao, or Laguna.
A settled expat strip: gyms, clinics, bakeries, and seafood you can walk to.
Easier to find a house with a small pool than a new west-coast condo.
Boat access if you actually use the islands.

What to weigh

Rawai beach itself is a poor swimming beach.
Some older houses have tired electrics and weak water pressure.
The west-coast school run is a real commute in the afternoon.
Short-stay yield is usually weaker than a Bang Tao villa.

What it tends to cost

Cost	Typical range
1-bedroom condo, long stay	THB 18,000–40,000 / month
3-bedroom house, long stay	THB 45,000–120,000 / month
Utilities with air-con	THB 2,500–7,000 / month
Seafood dinner for two, local	THB 800–1,800

Treat these as high-season asking bands for a furnished long stay. Green-season and one-year leases often land lower. Deposits of two months are common. Get the inventory and the meter readings in the lease.

Day-to-day life

Evenings gather around the pier and the seafood restaurants. It is social without being a club street. Morning sport is gyms, muay thai, and the Nai Harn loop.

Safety is ordinary urban-island caution: lock the scooter, do not leave a bag on a chair, and know which soi you are walking after midnight. The Phuket safety note covers the island-wide points.

Market notes

Rawai is a living market more than a hotel market. Long-stay tenants negotiate, especially in May–October. A fair one-year condo deal often lands under the nightly rate times thirty.

Buyers looking for yield should not copy a Bang Tao villa spreadsheet onto a Rawai house. Occupancy and nightly rates are different products. The yield note separates them.

How Voivera fits

Voivera is a catalog, not a landlord. Rawai homes that agencies choose to publish show up on the Phuket page with price, photos, and the agency name. Your inquiry goes to that agency.

Pair this page with the long-term rental guide before you transfer a deposit.

Next step

Walk Rawai on a weekday afternoon, not only at sunset. Then shortlist homes on Voivera and ask the agency for a one-year figure, what is included, and who holds the deposit.
