Laguna in brief

Laguna Phuket is a private estate built around a lagoon, with hotels, a golf club, and residential villages. It is next to Bang Tao beach, not a separate island.

You are paying for gates, a shuttle, and a brand. That is worth it for some households and expensive theatre for others.

Managed estate with a lagoon and beach access via the property.
Villas and condos, many in rental programs.
Fees and rules come with the gates.
Cherng Talay schools and shops are just outside.
Short-stay and long-stay stock overlap. Read which one you are being offered.

Pros and cons

What works

Security and a shuttle.
Pools, restaurants, and a beach routine on site.
Easier for someone who travels a lot.
Recognisable address for tenants.

What to weigh

You pay estate pricing.
Rules can limit renovations and daily rentals.
It can feel detached from the island.
Brochures blend hotel rooms and homes.

What it tends to cost

Cost	Typical range
2-bedroom condo	THB 40,000–80,000 / month
Villa in the estate	THB 120,000–300,000 / month
Estate charges, if extra	Ask for the current schedule
Eating inside the estate	Higher than a local soi

Treat these as high-season asking bands for a furnished long stay. Green-season and one-year leases often land lower. Deposits of two months are common. Get the inventory and the meter readings in the lease.

Compare it with nearby areas

If the gates are not the point, compare Bang Tao and Cherng Talay outside the estate.

Day-to-day life

The shuttle and the lagoon path replace a lot of driving. Children in the estate have a small world that works. Adults who want a night market will leave.

Service is hotel-trained. So are the prices.

Market notes

Laguna homes are often sold with a rental program. Ask who the operator is, what they deduct, and what the owner received in the last low season — on paper, not in a slide.

A long-stay tenant should ask what is included: garden, pool, estate fees, and whether the owner can move you for a holiday week. That last clause surprises people.

How Voivera fits

Voivera is a catalog, not a landlord. Laguna homes that agencies choose to publish show up on the Phuket page with price, photos, and the agency name. Your inquiry goes to that agency.

Pair this page with the long-term rental guide before you transfer a deposit.

Next step

Walk Laguna on a weekday afternoon, not only at sunset. Then shortlist homes on Voivera and ask the agency for a one-year figure, what is included, and who holds the deposit.
