Where agencies have published homes, they appear on the Pattaya marketplace. Phuket is the deepest catalog today. Other cities grow as agencies list.

Pattaya as a place to rent

Pattaya is a beach city with a loud core and quieter edges. Jomtien and Pratumnak are where a lot of longer-stay condos actually are.

It is closer to Bangkok than Phuket is. That is the practical reason people pick it.

Condo stock is deep.
The core is noisy. The edges are not the core.
Bangkok is a few hours by road.
Short-stay and long-stay overlap.
Building rules decide whether a unit is a business.

Pros and cons

What works

Sea plus a Bangkok commute by car on occasion.
Lots of condos.
Established hospitals.
You can rent before you form an opinion.

What to weigh

Reputation is louder than many sois.
Traffic on weekend arrivals.
Not a substitute for an island if you wanted an island.
Some towers are tired.

What it tends to cost

Cost	Typical range
1-bed condo	THB 10,000–30,000 / month
2-bed	THB 18,000–45,000 / month
Deposit	Often 2 months
Power	THB 2,000–5,000 / month

Ranges are typical 2026 asking bands for orientation. Confirm the city and the unit.

How it sits in Thailand

Compare the national picture in best cities and the lease basics in Thailand long-term rentals.

Phuket readers should also see Phuket areas.

Day-to-day life

Choose the soi on purpose. A Pratumnak evening and a central beach-road evening are different lives.

Market notes

Yield talk is condo talk. Confirm short-stay rules. A ban turns the spreadsheet into a long-stay rental, which is fine if that was the plan.

How Voivera fits

Voivera’s Thailand marketplace is the country catalog. An inquiry goes to the agency named on the card. If a city is still thin, that is honest: list when you are ready, and read the guide while you wait.

Next step

Spend a few days in Pattaya on a weekday, then enquire on a specific home rather than a neighborhood slogan.
