Yield is the number every Phuket brochure leads with, and the one most often calculated on a sunny week.
Use the Phuket marketplace to see asks, then build a net figure.
Gross, net, and the year
Gross yield is annual rent divided by price. Net yield subtracts the costs of keeping that rent. In Phuket the gap is wide on villas and narrower on a simple yearly condo let.
High season runs roughly November to April. The rest of the year is where optimistic sheets go to die.
- Split villas and condos.
- Ask for last year’s low-season weeks, not a projection.
- Management cuts of 20–40% of gross are not unusual on short stays.
- Empty weeks are a cost.
- Rules that ban daily guests change the model.
Pros and cons
What works
- The inputs are knowable if you ask.
- Yearly tenants reduce vacancy and furniture wear.
- You can compare an ask with city ranges on Voivera.
- A lawyer and an accountant are available on the island.
What to weigh
- Brochures use gross and high season.
- Pools leak money.
- New supply in Cherng Talay competes with your villa.
- A guarantee is only a promise.
What it tends to cost
| Cost | Typical range |
|---|---|
| Short-stay management | Often a large share of gross |
| Villa upkeep | THB 5,000–20,000 / month and repairs |
| Condo common fees | Per the juristic schedule |
| Vacancy | Model the green season on purpose |
These are categories, not your home’s accounts.
Different bays, different maths
Bang Tao villas, Patong condos, and Rawai houses are three businesses. The investment guide sets the ownership context.

The best-yielding home you would never visit is also the one you cannot inspect. Visit.
Market notes
Marketplace investment charts are illustrations from city ranges. They show the cost of waiting as well as a hold. They do not replace this calculation.
How Voivera fits
Pull three comparable asks from the Phuket marketplace and write a net sheet before you believe a percentage in a headline.
Next step
If the yield only works in January, it does not work.
